La conveniencia de comprar una casa con un crédito hipotecario para rentarla, en definitiva dependerá de la tasa de interés con la que contrataste tu crédito. El precio de renta anual promedio en las casas con uso habitacional es del 5%, por lo que, en definitiva la tasa de interés de tu crédito deberá ser inferior a esta tasa. Actualmente la tasa de interés bancaria promedio esta entre el 10 y el 12% anual, por lo que, atendiendo a este dato, no conviene comprar una casa en estos términos y con estos fines.
Un ejemplo muy claro es el siguiente: Tu compras una casa con crédito y tu tasa de interés es del 10%, la casa te costo $1,000,000.00 (UN MILLON DE PESOS), por lo que, tu pagas de puro interés $8,330.00 (mensuales) y cobrarás de renta $4,150.00 (mensuales).
No existe manera alguna de que el importe de la renta cubra tan sólo los intereses que tendrás que pagar.
