CANCELACION DE HIPOTECA
Cuando has adquirido una propiedad por medio de un crédito hipotecario, recuerda que, así como escrituraste la compraventa y la apertura del crédito por medio de una notaría, de igual manera, la cancelación del gravamen deberá ser por medio de una notaría también. Una vez que terminaste de liquidar dicha propiedad, te deberás acercar a la notaría de tu preferencia y comentarles que deseas llevar a cabo la cancelación del gravamen que afecta tu propiedad que ya terminaste de liquidar.
La notaría te va a solicitar los siguientes documentos:
- Estado de cuenta actual de tu crédito, el cual, obviamente deberá de aparecer en ceros, toda vez, que ya lo terminaste de pagar.
- Carta de instrucción de cancelación de hipoteca, suscrito por la institución de crédito que te lo otorgo.
- Escritura original en la que quedo asentado la apertura de dicho crédito.
Una vez que entregues estos documentos a la notaría, deberás cubrir el monto de la escritura de cancelación, la cual suele ser muy económica. Una vez que entregues los documentos y realices el pago, podrás recoger tu escritura de cancelación en aproximadamente seis meses y por lo tanto, el gravamen que afectaba tu propiedad desaparecerá en el Registro Público de la Propiedad, de tal manera, que si solicitas un certificado de libertad de gravamen, en dicho documento deberá de aparecer registrado dicho gravamen.
