Existen contratos que por su propia naturaleza no es necesario que se perfeccionen ante la presencia de un notario público, entre los contratos más destacados son:
- El contrato de promesa de compraventa.
- El contrato de comodato.
- El contrato de arrendamiento.
- El contrato de mutuo.
Sin embargo, para darles una mayor seguridad jurídica a estos contratos, es recomendable asistir ante la presencia del notario y solicitarle una ratificación de firmas de los contratantes.
¿QUE ES UNA RATIFICACION DE FIRMAS?
RATIFICACION DE FIRMAS: Es un procedimiento mediante el cual las personas que intervienen en un contrato externan su voluntad, confirmando el acto jurídico celebrado, ante la presencia de un notario público, el cual, no sólo da fe de dicha ratificación, si no que además registrará dicha ratificación en el Registro Público de la Propiedad.
Podría parecer un trámite engorroso e innecesario, pero créeme que es un trámite que no es caro y que además, el contrato contará con gran valor jurídico.
