VOY A COMPRAR UNA CASA ¿ESCRITURO A VALOR REAL O A PRECIO MAS BAJO?

Al momento de comprar una casa lo que queremos en ese momento es gastar lo menos que sea posible, es por esa razón, que es muy común que queramos escriturar a un precio más bajo que del precio real en el que estamos adquiriendo la propiedad, incluso nos lo llegan a sugerir nuestro bróker o nuestro asesor en bienes raíces, llevar a cabo esta acción, con la finalidad de no gastar tanto en ese momento.  

Actualmente los valores catastrales están muy cerca de los valores reales, tanto de terreno como de construcción, sin embargo, pensamos que si podemos bajar el valor de escrituración unos $500,000 en una compra de $3,000,000 y nos ahorramos $30,000 en ese momento serán muy buenos, suena lógico en un gasto de escrituración de $180,000,000.

¿Realmente vale la pena ahorrarme $30,000?

Desde mi punto de visto, no vale la pena ahorrarse esos $30,000 por la siguiente razón:

Los gastos de escrituración en el estado de Morelos oscilan entre el 5 y el 7 (por ciento), en consecuencia, el ahorro que tendrás es de ese mismo porcentaje sobre los $500,000 que bajaste del valor de escrituración.

¿Qué pasa al momento de vender? Ese pequeño ahorro que tuviste al momento de vender se va a convertir en un 25% que tendrás que pagar por concepto del Impuesto Sobre la Renta, aunado al resto del valor, es por esta razón que lo que más te convienes al momento de comprar una casa es escriturar a valor real de compra.
